In the sale of an apartment (condominium in the US) wherein the owners share walls and common areas, it is typical to separately indicate the individual unit ownership in terms of the airspace within (ownership in fee simple) and common areas and walls (ownership in common). The word "vacio" appears to be defining ownership of the airspace above the common entrance, and the rest, of course, ownership of the part of the facade of the building which pertains to that unit.
