associated moorings

Having searched for places with these in Italy and the UK, this is what I would use, though there are variations.

with marina berths / boat moorings

It would seem that the marina berths (or boat moorings) are part of a larger 'tourist port'. If your brief includes an illustration of the development you could confirm this. I should also mention that I have only ever encountered 'tourist port' in translations from the Italian 'Porto Turistico' and not in its own right in English. I would need a clearer idea of the development but I wonder would 'marina' or 'harbour' (or just 'port') be a more appropriate translation for this?

including a marina with ****rental berths.****

I understand that 'annessi' here means that the berths envisaged in the marina design, would be available for the Resort's customers.
